Located in the heart of downtown Dallas resides 411 North Akard, now known as the Mayflower. ANDRES renovated the 9-story building, originally built in 1965 and vacant for a decade, into an apartment complex. The 349,810 square foot building now consists of 215 apartment units on levels 4-9, a parking garage on levels 2 and 3 with 216 parking spaces for residents, 13,700 square feet of retail and restaurant on the ground and first floor, a fitness center, and a leasing office. The Mayflower also contains an outdoor resort-style pool located on the 9th floor with an outdoor kitchen and an indoor amenity center. Most unique to the building is the atrium. The ground floor of the atrium is located on the 4th floor at approximately 4,000 square feet and also contains a sky light in the roof. The atrium also has a waterfall that extends from the 4th floor to the 9th floor. The project façade integrates a combination of stone and glass.
